What are the costs for your services?

Hosting-Related Costs:

Hosting your property involves a 15% platform fee (charged by platforms like Airbnb) and our management fee, which ranges from 12% to 18% of the total booking revenue, depending on your property’s type and location. Additionally, there’s a one-time onboarding fee of £150 and a cleaning fee based on property size to prepare your home for short-term stays. These hosting fees are distinct from any platform-specific deductions.

Sale-Related Costs:

If your property is successfully sold, a 2% + VAT commission applies to the final sale price. This covers all marketing, negotiations, and transaction support to ensure a smooth, profitable sale.

Who manages the property during short-term stays?

We handle everything for you. From guest communication to cleanings and providing fresh linens, our team ensures a hassle-free experience. The only time we’ll reach out is if property maintenance is required. Our goal is to make the process seamless while maximizing the value and presentation of your property.

How much can I earn, and how will I receive payments?

The additional income you can earn depends on several factors, including market demand, the frequency of viewings for potential buyers, and your property's location and features.

Since our service focuses primarily on achieving a successful sale, earnings estimates may vary more than those provided by traditional management services.

This is because we prioritize accommodating viewings for serious buyers, which means blocking the calendar for short-term stays when necessary to meet demand. Payments for short-term stays are made directly to your bank account on a monthly basis.

What if my property sells quickly, leaving little time to generate income from short-term lets?

Even after accepting an offer, there’s typically a waiting period of around three months before the sale is completed. During this time, you can continue earning income from short-term stays until the keys are handed over to the buyer.

Will having guests affect property viewings?

Not at all. We coordinate guest stays and viewings to ensure smooth scheduling. After every guest stay, the property is professionally cleaned, ensuring it is in pristine condition for potential buyers. This way, your home always makes the best impression.

How do I know if I can Host to Sell my property?

We assess properties based on their location, type, general condition, maintenance level, appliances, furnishings, size, and additional spaces, and based on this, we will tell you whether your property is a good fit for our Host to Sell service. Additionally, if your property is missing something, we will provide you with the appropriate guidance and help you meet the requirements.

What areas do you cover, and can I use your services if I’m outside these areas?

We primarily operate in Peckham, Dulwich, Crystal Palace, Sydenham, Camberwell, Clapham, Brixton, Norwood and surrounding areas. If your property is outside these areas, reach out to us—we may still be able to offer a solution tailored to your needs.
